The property is very easy to get to--all paved roads. There is one hill that is steep as you enter the neighborhood, however it is very short and it is all paved. Compared to Asheville and Gatlinburg, you should have no issues.
Yes. They will have no problem at all. All the roads to the cabin are paved including our driveway. There is maybe 20 feet of gravel where the road ends and the driveway begins and that’s it.

Our cancellation policy allows for a 50% refund if you need to cancel more than 30 days in advance. We always suggest trip insurance, which is offered at the time of booking. Please make sure to check your dates with the entire group before booking.
$20 per person per day. We require that any day visiting guests need to leave by 10 pm when neighborhood quiet hours start. Additional guest fee is charged for any day use guests who were not included onthe original reservation. The max occupancy of the cabin for overnight or day use is 16 unless prior written approval is granted.

The security deposit is $500. However, it’s not actually collected. It is a hold placed on your card. The starts two days before your arrival and last until two days after your check out. The security hold will auto-renew after 5 days, so you will likely see it refresh at some point during your stay. This is not an additional charge, it is simply the same hold refreshing.
We’ve never had to keep a security deposit. We understand that incidental things might occur like a nosebleed on sheets or a glass is broken. The security deposit is really to protect us against blatant damage in the event someone throws a party. It also is a deterrent for groups that might not be as respectful/careful.
No we typically try to give the cleaners off the day before and after major US holidays.
It should include both children and adults, each separately counts as 1 headcount. We also include infants in the count. The cabin has a maximum occupancy of 16 heartbeats.
Our recommendation is 10 adults and 5 kids to sleep most comfortably unless you're open to sleeping on couches / air mattresses to fit more folks.
We permit dogs for an optional pet fee of $150 per dog per stay. Cats and other animals are forbidden due to a severe allergy from the host family. We do not allow pets on beds, couches or any other furniture. Additionally, pets are not allowed in the garage aparment.

The fee is not applicable for a service animal who has been trained to do a specific task.
ADA does not recognize emotional support animals. You need an ADA approved service dog to avoid the pet fee.
We have a strict no pets on any furniture or beds policy. Please make sure that your dog does not climb on any furniture as our cleaners will charge us extra for excessive pet hair cleanup.

Yes if it is a small ceremony with an officiant and photographer, we more than welcome it. We just remind guests of the quiet hours in the neighborhood that must be strictly followed. We also charge an extra guest fee for anyone not staying overnight and included on the reservation. There may be an additional event fee for larger groups or if you are needing catering, port-a-potties, etc. Please reach out if you wish to hold your event here and we will work with you on the details.

In the deep end it goes to 6 feet. In shallow end 3 feet, and we have a tanning ledge as welll.
We can heat the pool to 85 degrees. It should heat about 2 degrees per hours. However if overnight temperatures drop into the 30s or less, it will be difficult to keep the pool at temperature. During winter months we recommend waiting until about 48 hours before your stay to determine if pool heating will be possible. Please remember, this is a pool and not a hot tub, it will not be hot. There is a separate hot tub available which is always heated and there is no additional charge for use.
We recommending making the decision about 72 hours in advance.
Yes! There are bath towels on every bed along with some spares in the bathrooms and bedroom closets. There is a large basket of pool/spa towels in the basement by the sliding glass doors near the pool.
You may leave it in or take it out as you wish. If you leave it in we ask that people (especially children) do not stand on it or play with it.
In peak debris season (fall) it's best to run the pool vacuum nightly by hitting the power button on the vacuum stand. You may need to lift open the cover on the robot vacuum and empty the basket out. There is also a skimmer available for your use.
We do not have a slide for the pool.
Yes we keep firewood just outside the front of the house against the home usually enough to last three days but can arrange for more wood if needed.
We have 2 gas grills (one grill on the upper deck, and one grill on the lower deck - pool side) as well as a Kamado Joe ceramic smoker grill; we also have a ooni pizza oven with a biscotti stone.
Our grills and pizza oven are hooked to the main gas line so no need to mess around with heavy propane tanks. There are timers on the grill and pizza ovens that will shut the gas off automatically.
The closest to a charcoal grill is a Kamado Joe that uses hardwood lump charcoal located on the lower deck. Please do NOT use charcoal briquets on the smoker!
Yes it is typically in the smoker grill table on one of the shelves. Some guests inadvertently move it under the kitchen sink or in a cabinet in the kitchen.
Strictly only use lump charcoal for the Kamado Joe and we will typically supply a bag for you. Please do NOT use charcoal briquets on the smoker!

No. We are on a septic system so we need to be very careful about water usage and not putting things down drains and toilets.
Yes all bed rooms have a ceiling fan and we have additional box fans located in the bedroom closets.
Yes, the outlet is in the garage on the left side of the TV. There is a charger in the pantry in a plastic bin. The key to access the plug is in the contractor lockbox attached to the bannister/railing by the garage. Please inquire ahead for lockbox code if you will require access to the EV charger.
There is filtered water in the fridge. We havnt had complaints about the tap water, but some people may be more comfortable with bottled water.
Yes our primary internet is fiber (1 gigabit speed) internet. If for some reason the internet goes down, we have Starlink internet as a backup redundancy source.

There are two other pizzerias that I prefer however, they do not deliver… Mystic, Mountain Pizza and Cucinellas. You can always check with uber eats and door dash if the non-delivery restaurants can still deliver.
